Electrical Installation Condition Reports
Faulty and old wiring is one of the main causes of electrical fires in a building. Cables are usually hidden inside our walls, and consumer units are often hidden in cupboards, so it is not surprising that we forget to check the condition of our electrical installation for damage or wear and tear.
What is an Electrical Installation Condition Report?
An Electrical Installation Condition Report (EICR), is a periodic inspection report on a property’s safety relating to its fixed wiring. Electrical installations degrade over time and to prevent any danger, your system should be well maintained.
How often should this be done?
It is recommended that an EICR inspection is carried out regularly on a domestic property. Rental properties should be inspected and tested at least every 5 years to meet the new regulations, and business properties at least every 5 years depending on the previous report recommendations.
Why do I need an electrical installation condition report?
There are five main reasons for an electrical installation condition report:
- Record the results of the inspection and testing to make sure the electrical installation is safe to be used until the next inspection (following any work needed to make it safe)
- Find any damage and wear and tear that might affect safety, and get notified about it
- Find any parts of the electrical installation that do not meet the IET Wiring Regulations
- Help find anything that may cause electric shocks and high temperatures
- Provide and important record of the installation at the time of the inspection, and for inspection testing in the future.
